Penthouses in Mallorca
The penthouse is Mallorca's scarcest mainstream property format: the top floor, the biggest terrace, the unobstructed view. In Palma it means roof terraces looking over the cathedral or the bay; on the southwest coast, sunset terraces above the marinas. Because every building has only one or two, supply is structurally limited and competition for the good ones is consistent.
What to expect
Expect to pay a clear premium per square metre over lower floors — buyers are paying for the terrace, the light and the privacy of having nobody above. The best penthouses combine a genuinely usable terrace (not a token balcony), lift access, parking and open views; each missing element widens the negotiating room. Many of the finest examples change hands quietly between owners and local networks before reaching the market.
