Buying a second home in Mallorca

A second home succeeds or fails on a question most buyers skip: how often, and in which months, will you actually be here? A house that is perfect for six summer weeks is a different purchase from one you will visit one weekend a month year-round.

This guide covers the decisions specific to second-home ownership in Mallorca — area choice, running the home remotely, and the rules around renting it out.

Match the area to your visiting pattern

Frequent short visits favour proximity: Palma, Bendinat or Puerto Portals put you at the airport in fifteen to twenty five minutes, and Palma itself works twelve months a year. Long summer stays open the north and southeast — Pollensa's bays or the Santanyí cala coast — where transfers of forty five to sixty minutes matter less and seasonality is part of the charm. Port d'Andratx sits attractively in between: a genuine destination that functions outside July and August.

Formats that suit remote ownership

Lock-up-and-leave matters more than owners expect. Apartments and penthouses in managed communities — Puerto Portals, Palma, the southwest resorts — minimise the burden of absence. A villa with garden and pool needs standing maintenance arrangements; a rural finca needs more still. Factor community fees, maintenance contracts, insurance and IBI into the annual budget before choosing format.

Renting it out: check before you count the income

If rental income is part of your plan, verify it early. Holiday rental requires an ETV licence; never assume a licence transfers with a property, and current Balearic rules restrict new licences — none are granted in apartment buildings. In Palma, short-term holiday rental of apartments is heavily restricted and in most cases not permitted. Where a licence genuinely exists and transfers, it adds measurable value — verify the file at the Consell de Mallorca before paying for it.

Tax and residency basics for part-time owners

Owning a second home does not make you a Spanish tax resident — spending more than 183 days per calendar year in Spain, or having your main economic interests here, does. Non-EU owners, including UK citizens, also plan around the Schengen 90/180 rule for stays. Note that the Golden Visa was abolished on 3 April 2025: there is no residency-by-property-purchase in Spain. And you can complete a purchase without travelling at all, through a properly drafted power of attorney.

Buying it well from a distance

Second-home buyers have less time on the island than any other buyer profile — which makes a buyer-side search disproportionately useful. Tell us your visiting pattern, budget and must-haves once, and we shortlist listed and off-market options so your next trip is viewings, not portal-scrolling.
