Families do not relocate to a postcard; they relocate to a school run, a supermarket, a paediatrician and a commute. Mallorca handles this better than most Mediterranean destinations — but only in certain areas, and the school decision usually has to come before the property decision.

This guide covers where relocating families actually settle, and the practicalities that decide whether year one feels like home or like an extended holiday going wrong.

Schools first, house second

The international schools cluster in Calvià and the Palma corridor, which is why the southwest — Santa Ponsa, Bendinat, Portals — and Palma's residential west absorb most relocating families. Choose the school, understand the realistic morning drive, and only then draw the circle you will house-hunt in. Families set on the Sóller valley or the north should test the school commute before committing: it defines daily life more than any sea view.

The areas that work year-round

Year-round infrastructure is the filter. Santa Ponsa offers space, beaches, sports clubs and services on a twelve-month calendar; Bendinat adds proximity to Palma and a quiet, safe setting; Palma itself is the island's only true city, with culture, healthcare and the airport fifteen minutes away. Son Vida suits families wanting privacy and quick access to city schools. Resort areas that close down in winter are for second homes, not relocations.

The paperwork of moving, briefly

EU citizens can buy and live freely — note that residence beyond three months involves a separate registration (EX-18), distinct from the NIE you need for the purchase itself. Non-EU families face third-country rules, and since the Golden Visa was abolished on 3 April 2025 there is no residency-by-purchase route; residence permits are a separate, personal process to plan with an advisor. Spending more than 183 days a year in Spain makes you a Spanish tax resident, with significant implications worth planning before the move, not after.

The family home itself

Prioritise the boring things: bedrooms and workspace for real life rather than holidays, outdoor space children can actually use, parking, and proximity over prestige. Many relocating families rent for six to twelve months in their target area first — it converts assumptions about schools, commutes and neighbourhoods into knowledge before the big purchase.
