Southwest Mallorca is the most established part of the island for international property buyers. The stretch between Palma and Port d'Andratx concentrates marinas, golf courses, international schools and mature year-round infrastructure, all within twenty to forty minutes of the airport.

But the southwest is not one market — it is a collection of distinct communities with different characters and price levels. This guide maps them so you can tell which micro-market fits your brief.

Port d'Andratx: the benchmark address

A deep natural harbour framed by hills, with residential zones — Monport, Cala Moragues, Cala Llamp, La Mola — climbing above the water. It is one of the most highly priced locations on the island: sea-view villas generally trade in the multi-million-euro range, supply is structurally limited by topography and planning, and demand from German-speaking buyers in particular has been strong for decades. Apartments around the port offer an entry point below detached-villa levels.

Santa Ponsa and Nova Santa Ponsa: range and family life

The most versatile market in the southwest, from apartments near the beach to substantial modern villas around the three golf courses and Port Adriano. It offers space, sun orientation and amenities without Port d'Andratx price levels, and steady turnover makes value easier to compare here than in scarcer micro-markets.

Bendinat, Puerto Portals and Costa d'en Blanes: Palma on your doorstep

Bendinat is a compact, leafy enclave beside the Real Golf de Bendinat, fifteen minutes from Palma, with scarce supply and low turnover. Puerto Portals adds the island's best-known marina, with sea-view penthouses among the most sought-after formats in the whole southwest. Both suit buyers who want city access with a quiet residential setting.

Son Vida: the gated estate

Above Palma rather than on the coast, Son Vida trades sea frontage for privacy: controlled access, large plots, golf inside the estate and the city fifteen minutes downhill. Values spread widely between original villas from earlier decades and new contemporary builds.

What buyers should know about this market

Two structural features matter. First, well-priced properties in sought-after southwest locations often sell quickly — being prepared (NIE, lawyer, proof of funds) is a genuine advantage. Second, a meaningful share of transactions here happen off-market: the best positions frequently change hands discreetly, before public listing.
